Tips for Selling Quickly


Most people want to sell their homes quickly when they put them up for sale.  But, sometimes, without even realizing it, there might be things in your home that will hinder a fast sale.  Below are some tips to help you get your home ready for a quick sell at the highest and best price:

  • When you have a scheduled showing, keep the t.v. off.  Buyers can become easily distracted by a t.v. that has been left on.
  • To give your home a welcoming feeling, play soft music in the background.  Not to loud, but just loud enough that they can hear it.
  • Always remove or fix anything that may appear (or really need) to be repaired.
  • Always use light to it's maximum.  If you have a showing during the day:  open drapes and lift blinds.  Let the sun shine in!  Don't cover up windows that show a great view!  If you have a showing in the evening:  turn on all lights and brighten dark corners with lamp lighting (use a lightbulb that will show a daylight glow.)
  • Identify and remove all odors.  Have a friend or your agent walk through your home and let you know if there are any unwelcome odors.  Day to day living in our homes sometimes makes us immune to odors that shouldn't be there.
  • Do you have pets?  Make sure you have their bedding and the areas they spend the most time thoroughly cleaned.
  • Odors can be trapped in carpets, drapes and furniture over the years.  It's always a good idea to have them professionally cleaned if at all possible.
  • Open your windows as often as possible to allow fresh air to circulate through your home.
  • Although many people like to burn candles and incense to help make their homes smell nice, having too much may make a buyer think you are trying to cover up an odor.  Don't make them suspicious.  A light fragrance in a clean home will be just fine.
  • If it is warm outside, place a small, bubbling water fountain or waterfall on your kitchen counter or in your living room.   On hot days this sound can bring on refreshing thoughts and feelings to buyers.  Is it cold outside?  If you have a fireplace or wood burning stove, have it burning during a showing.  This allows buyers to see that it works and gives them a warm, cozy feeling while walking through the home.  It may even give them the ability to picture themselves sitting before the fire while watching a favorite movie, etc.

Above all, please make sure that your home is very clean.  An unclean home leads buyers to think that the home has not been taken care of and there may be hidden problems.  A home that has been freshly painted, carpets cleaned and has been scrubbed down will sell much faster than one that is cluttered and dirty.

Most people are pretty familiar with a home warranty, but many don't realize that you can add a home warranty at no cost to you as a seller when listing your home.  It is great protection against expensive repairs that may occur while you are actively selling your home and a great incentive to buyers who are looking at your home.  Below are some reasons why adding a home warranty will benefit you:

Old Republic Home Warranty

  • For homes under 5000 square feet, Old Republic home warranties cover duplicate systems in the basic plan.  If you have more than one of a covered appliance, they are all included.  (water heaters, dishwashers, stove tops, etc.)
  • Need the air conditioner replaced:  Old Republic covers up to $1500 in repairs.
  • Slab leaks are covered up to $1000.00
  • No "obsolete clause," older appliances are included
  • Garage door openers and ceiling fans are included
  • Covers vacant homes (make sure to keep your utilities turned on)
